A semi-detached house shares one wall with a neighbour and has external walls on the other three sides.
More external surface means more heat loss, which makes the quality of the insulation more decisive than it is for a mid-terrace home. Semi-detached houses in the Netherlands vary enormously, from 1930s brick to recent construction, so the building year is a weak predictor.
Points of attention
Three external facades, each possibly insulated differently
Extensions, conservatories and garages attached to the house
Roof construction, often with a loft that may or may not be heated
Whether the garage or storage area is inside or outside the heated volume
That last point matters more than owners expect. Whether an attached garage counts as part of the home changes both the floor area and the calculation.
