Apply for an Official Energy Label in the Netherlands

Who this is for
If you own a home in the Netherlands and you are selling it, letting it, or handing it over to a buyer, you almost always need a valid energy label. We arrange that label for you and guide you through the whole process in English.
Most of the people we help this way are internationals living in the Netherlands, expats who are moving on, and owners abroad who are selling a Dutch property. You do not need to speak Dutch, and you do not need to understand the Dutch building regulations. That is our job.
What a Dutch energy label is
The energy label is the Dutch form of the European Energy Performance Certificate (EPC). It shows how energy-efficient a home is, on a scale from A++++ (most efficient) to G. Since 2021 it is calculated using a method called the NTA 8800, based on an on-site assessment of the actual property rather than an estimate.
A label is only valid once it has been registered in EP-Online, the official Dutch national register run on behalf of the government. Anything that has not been registered there is not an energy label, whatever it is called.
One thing worth knowing in advance: the registered label itself is a Dutch-language document, because it is an official Dutch record. We explain the outcome to you in English.
When you need one
The label class also has to be stated in the property advertisement. Estate agents in the Netherlands will normally ask you for it before publishing.
How the process works
You start by entering your postcode and house number. We retrieve the known property details, show you the price that applies, and ask when a visit would suit you. After the visit the results are worked out, checked and registered, and you receive your label digitally.
Someone needs to be at the property to give access, including to the meter cupboard, the loft and any technical spaces. That does not have to be you: a tenant, an estate agent or a family member can let us in.

What helps your result
Anything that cannot be seen and cannot be evidenced may not be counted in the calculation. Instead, prescribed default assumptions apply, and those are almost always less favourable than reality. If your home has been insulated, glazed or upgraded at some point, paperwork makes a real difference.
Useful documents: drawings, invoices for insulation or glazing, photographs taken before the work was closed up, product details of windows, and details of solar panels or a heat pump. You do not need any of this to make a request. See documents to prepare.

Assessment and calculation follow the Dutch NTA 8800 method within the BRL 9500 Woning Basis scheme. Professional qualifications: EP-W/B assessor (ISSO, certificate number 9509.1005.8475) and EP tailored-advice assessor (InstallQ, certificate number 2381.7272.5221), with continuing professional development completed in April 2026. How much does an energy label cost in the Netherlands?
It depends on the property type, the usable floor area and the location. Enter your postcode and house number and you see the total price including VAT before making an appointment.
Do I have to be there during the visit?
Someone has to give access to the property and to the meter cupboard, loft and technical spaces. It does not have to be the owner.
How long is a Dutch energy label valid?
Ten years from the date of registration. If the property is renovated in the meantime, the existing label does not update automatically.
Is the label itself in English?
No. The registered label is an official Dutch document. We explain the result and the report to you in English.
Can I apply if I live abroad?
Yes. We arrange access with whoever is at the property and handle the rest by e-mail and WhatsApp.
